Single $8.4 Million Marble Street Deal Dominates Lee's June Sale Prices

LEE -- A single $8.4 million transaction on Marble Street accounted for the bulk of disclosed sale value in Lee's property records for the four weeks ending July 18, even as most of the 15 total transfers recorded during the period listed no purchase price.

MARKET OVERVIEW

The Middle Berkshire Registry of Deeds recorded 15 property transfers in Lee between June 19 and July 18. Only four of those 15 listed a sale price, ranging from $43,000 to $8,425,161. The median sale price among the four disclosed transactions was $269,500. The dataset does not include figures from prior periods for comparison, and the majority of transfers were not conventional price-disclosed home sales -- they included bank and credit union transactions, transfers to the Town of Lee, and transfers within the same family or trust, which typically do not carry a stated consideration amount in deed records.

TOP SALES

The largest disclosed transaction was 110 Marble St., which sold for $8,425,161. The seller was listed as Garden Inc. and the buyer as Lawnlord LLC. The second-highest disclosed sale was 200 Summer St. at $383,500, sold by Zachary F. Gagnon to Lee Bank. At 880 East St., in the Village at October Mountain complex, Julie V. Steller's property sold for $155,500 to Citizens Bank NA. The fourth and lowest disclosed sale was 160 Church St. at $43,000, sold by Chad R. and Brittany Cummings to Greylock Federal Credit Union.

NEIGHBORHOOD BREAKDOWN

Marble Street saw the most recorded activity of any street, with four separate filings: the $8,425,161 sale at 110 Marble St., a related lease record tied to the same address, and two undisclosed-price transfers -- 200 Marble St. and 1 Off Marble St. -- both from Oldcastle Stone Products to the Town of Lee. Summer Street had three filings: the $383,500 sale at 200 Summer St., an undisclosed-price transfer of 210 Summer St. from Zachary Gagnon to the Town of Lee, and a combined "200/210 Summer St. Rents" filing, price not disclosed, from Summer St. Rents and Zachary F. Gagnon to Lee Bank. West Park Street had two filings for the same address, 309 West Park St., both with prices not disclosed. By price tier among the four disclosed sales: three fell under $500,000 (160 Church St., 880 East St. and 200 Summer St.) and one exceeded $1 million (110 Marble St.). No sales fell in the $500,000-to-$1 million range. Prices were not disclosed for the remaining 11 transfers, at 31 Fox Run, 309 West Park St. (two filings), 210 Summer St., the Summer St. Rents filing, 880 East St. Unit 14B, 530 Stockbridge Rd., 25 Golden Hill Rd., 200 Marble St., 1 Off Marble St. and the 110 Marble St. lease record.

MARKET NOTES

Only four of the 15 recorded transfers, or roughly one in four, disclosed a sale price, limiting the scope of pricing analysis for the period. No bedroom, bathroom or square-footage data was available for any property, so no price-per-square-foot comparisons could be made. Three of the four disclosed-price sales listed a bank or credit union as the buyer -- Greylock Federal Credit Union, Lee Bank and Citizens Bank NA -- while three separate filings named the Town of Lee as buyer, at 210 Summer St., 200 Marble St. and 1 Off Marble St. Several filings reflected transfers within the same family or an existing ownership structure rather than open-market sales: 31 Fox Run moved out of a trust held by Matthew J. Svirida; 309 West Park St. was filed twice, with Marc G. Membrino appearing as both seller and buyer alongside a spouse listed under two spellings of the same surname; and 25 Golden Hill Rd. passed from the estate of Brian S. Noel and Elizabeth Sack to Benjamin Noel.
