Lee's Priciest June Sale Hits $1.2 Million as Most Prices Remain Unrecorded

LEE -- Seventeen property transfers were recorded in Lee between May 31 and June 29, but only two carried a sale price in registry records as of this writing, including the period's top transaction at $1.2 million. The remaining 15 transfers, including several involving banks, credit unions and the town itself, have yet to show a recorded price.

MARKET OVERVIEW

The Middle Berkshire Registry of Deeds recorded 17 property transfers in Lee during the period. Of those, two carried a sale price: $144,897 and $1,200,000. Based on those two figures, the price range is $144,897 to $1,200,000, with a median of $672,448. One additional transfer, at 190 Leisure Lee Rd, was recorded for nominal consideration under $10,000 and is not counted in these figures. The remaining 14 transfers show no price yet in registry data, which typically appears within about a week of recording and does not indicate the parties withheld the figure. With only two of 17 transfers priced so far, it is not possible to characterize the month as active or quiet based on price data alone; the raw transfer count of 17 is the only full-period figure available.

TOP SALES

The month's highest-priced transaction was recorded at $1,200,000 on June 5. The deed record lists the address only as Lee, Massachusetts, with no specific street address given; the seller is listed as "A Stockbridge Terrace" and Thomas R. Manisero, and the buyers are Joel B. Hart and Nancy C. Hart.

The second-highest recorded sale was 100 East St, which sold for $144,897 on June 5. The sellers were Matthew J. Callahan and Lisa R. Callahan, and the buyers were Homebridge Financial Services Inc. and Mortgage Electronic Registration Systems Inc.

No other transfers in the period have a recorded price yet, so no further ranked sales can be reported this month. Beds, baths and square footage were not available in the deed data for any transaction.

NEIGHBORHOOD BREAKDOWN

Stockbridge Terrace saw three separate transfers in the period: the $1.2 million transaction noted above, a transfer of 62 Stockbridge Ter from Thomas and Leslie Ganz Manisero to the Town of Lee, and a unit transfer at 62 Stockbridge Ter Unit 3A involving the Stockbridge Terrace Unit Owners Trust. Both of the latter two show no price yet.

East Street also had three transfers: 100 East St ($144,897), and two transfers tied to 880 East St, one to the Town of Lee from Susan and Robert E. Turtz, and one for a unit at Bldg 14, Unit B, Village at October Mountain, involving the Village at October Mountain Association. Neither of the 880 East St transfers has a recorded price yet.

Greylock Street had two transfers, at 350 and 455 Greylock St, both involving Greylock Federal Credit Union or related mortgage entities on the seller side, with no price yet recorded for either.

The remaining eight transfers were each on a different street: George St, Mountain View Ter, Golden Hill, Cape St, Leisure Lee Rd, Via Franco, Summer St and Pleasant St. All are without a recorded price except the Leisure Lee Rd transfer, which was for nominal consideration.

MARKET NOTES

At least nine of the 17 transfers list a bank, credit union or mortgage-related entity as either grantor or grantee, including Lee Bank (two transfers), Wells Fargo Bank NA, Flagstar Bank NA, Greylock Federal Credit Union (two transfers), Freedom Mortgage Corp, Rocket Mortgage LLC and Homebridge Financial Services Inc. with Mortgage Electronic Registration Systems Inc. Several deed entries also reference an associated mortgage book and page, consistent with mortgage-related recordings rather than straightforward home sales.

The Town of Lee appears as buyer in two separate transactions, at 62 Stockbridge Ter and 880 East St; neither has a recorded price yet.

One transfer, at 190 Leisure Lee Rd, was recorded for nominal consideration under $10,000 from the Lee Town Treasurer to William Glassner, following a taking recorded in Book 1018, Page 710. It is not counted as a market sale.

At least two transfers involved identified condominium units, 62 Stockbridge Ter Unit 3A and 880 East St Bldg 14 Unit B at Village at October Mountain, while the rest of the transfers involved standard street addresses without unit designations.
